Pre-application advice fees

Householder fees

This costs £220 (including VAT) per application.

This applies to the following types of development:

  • Extensions and alterations
  • Works to listed dwellings or those within Conservation Areas
  • Creation of domestic electric vehicle charging points
  • Outbuildings including garages and sheds
  • Roof alterations
  • Walls and fences
  • Works to tree protected by a preservation order on in a Conservation Area (within a residential garden)
  • Running a business from home

Development (not householder) where floor space is proposed (including floor space in a new use created by a change of use)

This includes:

  • Care Homes (C2 use)
  • Houses of multiple occupation
  • Offices or industrial  
  • Retail
  • Agricultural
  • Caravans
  • Schools or sports centres    
  • Non-residential institutions such as dentists, gyms, community centres, vets etc

Floor area created (all costs include VAT):

  • Less than 40 square metres, per application: £257.80
  • 41 to 100 square metres, per application: £644.70    
  • 101 to 200 square metres, per application: £1,289.20 
  • 201 to 500 square metres, per application: £1,546.30  
  • 501 to 1000 square metres, per application: £1,933.80   
  • 1001 to 2000 square metres, per application: £2,690.50   
  • 2001 to 5000 square metres, per application: £3,363.10
  • 5001 to 10000 square metres, per application: £13,452.20
  • 10001 to 15000 square metres, per application: £25,000.00
  • Over 15001 square metres, per application: £39,000.00  

Development (not householder) where no floor space is proposed

This includes:

  • Change of use of amenity land to residential
  • Other changes of use
  • Car parks or roads
  • Electric vehicle charging points or other renewable energy projects
  • Leisure uses including tennis courts or sports pitches
  • Moorings
  • Adverts

Site area (all costs include VAT):

  • Less than 1 hectare, per application: £403.50 per 0.1 hectare
  • 1.01 hectares to 3 hectares, per application: £2,690.50
  • 3.01 hectares to 5 hectares, per application: £6,726.20  
  • 5.01 hectares to 10 hectares, per application: £13,452.50
  • 10.01 hectares to 15 hectares, per application: £25,000.00
  • Over 15.01 hectares, per application: £39,000.00

New homes / dwellings

This includes:

  • New build house
  • Change of use to a house/flat
  • Mobile homes for residential use

Number of dwellings (all costs include VAT):

  •  Per Dwelling: £400.00 - this is for the gross number of dwellings, up to a maximum of £39,000. There is no reduction for any demolition of houses.

Advice on conditions

This includes discussions with planning officers and relevant consultees about what information is needed to submit a conditions discharge application and costs £500.00 per condition.

Modifying a Section 106 agreement

This includes:

  • Any alteration to a signed section 106 agreement and costs, per application: £2,500.00 to £5,000.00 depending on complexity (including VAT)

It does not include the Council’s legal costs which the applicant will be expected to cover.

Planning performance agreements & planning viability assessments

Where applicants would like to agree a PPA with the Council or have a viability assessment considered, email development.control@wokingham.gov.uk. The cost will depend on the complexity of the scheme.

We don't give refunds for cancelled requests.

More than one development type

Where more than one type of development is proposed e.g. new residential and retail units, then a fee is required for each type of development proposed.
