1. I would like to know why Fullbrook Avenue, Spencers Wood has not been formally adopted by Wokingham Council. The houses built under S38 ref 1048 Part D were built 7 years ago and the highway is used as a bus route (Park & Ride service 600). I want to know if there is an ongoing dispute with the consortium developer Taylor Wimpey as to why the road has not been adopted. The fact that the road is not adopted is prejudicing a house sale. For ease of investigation a summary of correspondence with Taylor Wimpey will suffice.
There is no dispute between the Council and Taylor Wimpey relating to the future adoption of Fullbrook Avenue. Two legal agreements are in place to cover the proposed adoption of the road. The first agreement covers the section of road to South of Croft Road and the second covers the section of road to the North of Croft Road. Although the completed agreements do not guarantee the adoption of the road, both the Council and Taylor Wimpey do still expect the road to be adopted in the near future.
The adoption of the road has been held up for several years due to delays in the adoption of the sewers by Thames Water. These Thames Water issues have now been resolved and the Council is currently waiting for Taylor Wimpey to carry out minor remedial works to bring the road up to an adoptable standard.

Please note:- There are no major or unexpected problems with the road. Taylor Wimpey is currently in negotiations with the original groundworker to return to site to complete the remedial works. Taylor Wimpey do hold a retention over the groundworker, so works should start soon. And once complete we will move straight to adoption.
