1. Please tell if building control in your townhall carry out double glazing inspections to residential properties that are replacing windows
The answer is yes, but Building Control would only undertake inspections where the glazing installer is not a member of one of the Government’s Competent Persons Schemes. If they are not a member of a CPS scheme, they would need to submit a Building Regulation application to Building Control.
2. Please say what double glazing standards are used by you with regards to for example, installation methods, window positioning, bolting, washers, rain ingress prevention, shape, size, measurement, extrusion and glass quality, beading, silicon, foaming, sill, stays, locks, accessories, spacers / shims, tools etc
It is the installer’s duty to comply with relevant British Standards and Codes of Practice in respect of the issues raised in the example criteria. As a member of a Government CPS scheme, they may self-certify their own work.
As a basis, for BCS we would consider the following, but it is on an individual application basis and BCS is not a clerk of works.
Conditions for window only:
1. Confirmation on site that the window has a u-value of 1.4 W/m2k
2. Confirmation that adequate ventilation is maintained to the room of 1/20th of the floor area or no worse than existing.
3. There is to be adequate air sealing internally and externally of the window/door, i.e mastic/beading.
4. Means of escape window should be provided to all first floor habitable rooms and any inner room situations.
5. Trickle ventilation is to be provided where the existing windows had trickle ventilation.
6. Please ensure that the combustion air to a heat producing appliance is maintained.
7. Safety glass is required in all critical locations and should be kite marked.
8. Any windows with an opening less than 800 mm from the floor to be guarded.
9. The fixings of the frame are to be adequate to prevent movement.
10. Where openings are made larger than existing, additional information may be required for structure, the SAP calculations or unprotected areas where close to a boundary.
