Re: The Courtyard, Denmark Street, Wokingham. RG40 2AZ
I'm making enquiries about the ownership of, management of, and public access rights to & through, the development known as The Courtyard, Denmark Street, Wokingham RG40 2AZ.
There are four points of access to the location I'm interested in 3 are obvious on the site plan, the 4th is under an arch located between the new doughnut shop and sandwich bar which face onto Denmark Street. None of the access points has any signage to suggest that the land is private, or that any access is restricted.
1. Please can you clarify the ownership of the land outlined in red, and the month/year the current owner?
Please refer to the public records held at the Land Registry and conduct your own investigations. The information is in the public realm.
2. If any of the individual tenants in buildings 3 and/or 4 have any exclusive rights to the area outlined?
There are Multiple shared rights to all Tenants and their customers and invitees under their respective leases.
3. Who is responsible for maintaining the area outlined?

4. Who is responsible for maintaining the buildings known as 3 The Courtyard, 4 The Courtyard, Seymour House, and Resource House?
See answer to question 1, subject to any obligations under the occupational leases and the tenants thereof.
5. In what year was the area was developed into its current form?

6. What access rights the general public have across/in the area outlined?
None, access is only available to the Tenants their invitees and visitors and other users of any facilities within the landlord’s wider Estate - all with consent of the Landlord- or those authorised by the owner
7. What, if any, restrictions there are on members of the public accessing the area outlined?
The properties which form the Estate of the owner, is Private property with no right of access to anyone the other than as set out in 6 above which is with consent
